  • Look for "ponding" discoloration, sunken elevations and trees that are growing at odd angles. Check the gutters and the downspouts on roof.

  • Oven - Turn the oven on to 350° insert a thermometer (for cooking use only) into the oven; Check the temperature 10 minutes after turning oven on.
  • Range - Ignite pilot lights; smell for any gas odor.
  • Dishwasher - Let the entire cycle run through (only if you have time to stay).
  • Examine floor areas around tubs and showers. Check for any corrosion on visible pipes; expecially near the water heater.

Keep in mind this is a general guide.  Exposure and upkeep has a great deal to do with life expectancy.

  • Go into bathroom; turn on sink, shower, and flush the toilet. Is there a drop in water flow?

Top Ten Tips For Spotting 

1. ROOF - AVERAGE LIFE SPANS

  • Check the assessed square footage, the year that the structure was built, zoning, etc. with the tax rolls.  Notice the difference in flooring - i.e.: one room with hardwood floors and one room on a slab.
  • Activate thermostat to "on".
  • Walk around the house checking vents for hot/cool airflow.
